Structural Building Inspections
The minimum requirement for most property purchases is a structural building inspection. We will assess the structural elements of the home – the foundations, under the floor, the walls, the roof structure, inside the roof – the parts that hold up the building. Detailed, multi-page report full of colour photos.
Comprehensive Building Inspections
This option is useful for home buyers and investors who can negotiate on non-structural defects in their contract, or would like to know more about the immediate maintenance requirements of the property.
The comprehensive building inspection includes an assessment of the structural elements of the property and also information on the condition of the building’s non-structural areas – cladding, windows, roofing, gutters, doors, cabinets, verandahs, patios, garages, site drainage, paths, gates and more. Detailed, multi-page report full of colour photos.
Timber Pest Inspections
Yes we also complete timber pest inspections! This inspection can be added onto your building inspection. The house and grounds will be checked for timber pest activity, timber pest damage and conditions conducive to timber pests, including excessive moisture. We check for termites, wood borers and fungal decay of timber during this inspection. You’ll receive a separate detailed multi-page report with colour photos.
At Nightingale Property Inspections all our reports are completed in strict accordance with Australian Standards 4349.1-2007 (Inspection of buildings – Pre-purchase inspections – Residential buildings) and 4349.3-2010 (Inspection of Buildings – Timber Pest Inspections) as is required when buying a home in Western Australia.
A pre-purchase property report that does not comply with the Australian Standards may compromise the sale contract. Make sure you always book with a trained and accredited pre-purchase home inspector who knows these standards inside out, and not just a builder or tradesperson.

We’ve done everything we can to make the whole property inspection process clear and easy to follow, for first home-buyers and seasoned investors alike. We’ll make sure we get all the details we need from you to arrange your inspection, so you can get on with everything else that’s needed when purchasing a home.
1. Firstly, you’ll provide us with a few details – where you’re buying, what inspection you need and how soon.
2. Then we’ll handle the property access arrangements with your agent or the vendor, while keeping you up to date each step of the way.
3. Our inspector will attend the property at the time agreed to by all parties, and carry out the detailed assessment. This takes about 2 hours on a regular size home.
4. Then we’ll email you with your complete report(s) the following day, and we are available by phone to discuss any areas of your report that you need clarified. We provide separate reports for building inspections and timber pest inspections.
